Old villas hide their real cost behind the finishes.

Villa renovation in Dubai routinely overruns because the survey was cosmetic. Behind the tired 2000s finishes sit failed roof and terrace waterproofing dripping into bedrooms, undersized distribution boards that cannot carry a modern kitchen, galvanised pipework corroding at every joint, and AC ducting that was never balanced. A contractor prices the visible work, then issues variation orders for everything discovered after strip-out. The owner is six weeks in, living somewhere else, and negotiating a budget that has already moved twice.

We open the villa up before we price it. Our condition survey checks waterproofing, roof falls, DB capacity and cabling, pipework material, drainage runs, AC tonnage and duct condition, and any structural cracking, and it lists what must be replaced regardless of taste. That report becomes a fixed-price contract with no provisional sums. Strip-out, blockwork, MEP replacement, waterproofing with flood testing, gypsum, joinery, tiling and painting are all carried out by our own crews under one project manager, with weekly dated photographs and a programme you can hold us to.

Twelve to sixteen weeks for a cosmetic renovation and eighteen to twenty-eight weeks where MEP, waterproofing and layout changes are involved, plus two to four weeks of approvals beforehand.

Yes for anything structural, MEP-related or externally visible. We prepare and lodge submissions to your developer and the relevant municipality, and build the approval period into the programme.

Only for phased cosmetic work. Where the MEP is being replaced the water and power are off for extended periods, so most families move out for the main construction phase.

Our invasive survey is designed to find it beforehand. Anything genuinely concealed is reported with photographs and a priced option before any work proceeds — never invoiced retrospectively.

A mobilisation payment then milestone payments against verified stages: strip-out complete, MEP first fix, waterproofing tested, joinery installed, and final on snag-free handover.
