The single most requested job in Dubai homes is removing the wall between a closed developer kitchen and the dining room. Handover kitchens in Ranches, Springs, Dubai Hills and most Emaar apartments were laid out for staff use behind a door — narrow runs, one small window, and services clustered where the original contractor found it cheapest. Opening that up is rarely just demolition: the wall may be loadbearing, the extract has to be re-routed, and in a tower the riser positions are simply not negotiable.
We survey the wall, get a structural consultant's drawing where one is needed, and quote the whole thing as one sum — demolition, MEP diversions, cabinetry from our own workshop, stone templating, appliances and making good. Dubai villa kitchens usually run seven to nine weeks; tower apartments run longer because material moves have to fit the building's service lift booking.

Approvals and permits in Dubai
Removing a kitchen wall in Dubai needs a developer or building-management NOC, and a Dubai Municipality modification permit where the wall is structural or a wet area moves. Towers add a fit-out approval from building management, with contractor insurance, service lift bookings and restricted noisy-work hours. We assemble the whole pack and manage the site access passes.
