Beautiful renders are easy. Homes that build correctly are not.
Most homeowners hiring residential interior design in Dubai are shown a mood board and a render, then discover the drawings behind them cannot be built. Ceiling voids will not take the coves, the joinery clashes with an AC return, the imported stone has a fourteen-week lead time nobody mentioned, and the contractor prices variations against a package that was never coordinated. Decisions drift, the family lives in a half-finished house through summer, and the final result looks nothing like the images that were signed off at the start.
We design against measured reality. Your survey, MEP routes, developer fit-out rules and budget band are fixed before concept work begins, so every drawing you approve is one that can be executed at the price quoted. You receive a room-by-room space plan, photoreal visuals of each key elevation, a full finish and lighting schedule with confirmed supplier lead times, and IFC drawings your building management can approve. If you then ask us to build it, the joinery and site teams already know the file — no re-pricing, no reinterpretation, no lost month.

Design fees are set by built-up area and the number of spaces, and are confirmed as a fixed sum after a free site visit. If you appoint us for the build, the design fee is credited against the construction contract.

Six to nine weeks from brief to issued IFC package for an apartment, and nine to twelve weeks for a villa. Sourcing lead times run in parallel, so procurement can begin before the last drawings are issued.
Yes. The IFC package, finish schedule and joinery details are written so any competent UAE contractor can price and build from them. Roughly a third of our design clients build with someone else.
Two full rounds per space are covered by the fee. Further rounds are charged at a stated hourly rate agreed in advance, so there is never an unexpected invoice.
Yes. We photograph and measure existing pieces at survey and place them in the layout, then specify around them rather than assuming a clean sweep.
Thirty per cent to start, forty per cent at concept sign-off and thirty per cent on issue of the technical package. All by bank transfer against a tax invoice.
We prepare the drawing set, insurance and contractor documentation required by your developer or building management, and lodge it on your behalf.
We agree a construction budget band at brief stage and specify against it. If a choice pushes past the band we say so at the time, not at tender.
