Apartment interior design in Dubai lives or dies on building rules. Towers in the Marina, Downtown and on Al Reem Island restrict works to weekday hours, ban hot works, limit lift bookings for material deliveries, demand contractor insurance on file, and refuse anything that touches the slab or the facade. Designers who work mainly on villas ignore all of it, and the owner discovers the problem when security stops the delivery at the loading bay and the programme loses three weeks.
We read your building's fit-out manual before we draw. The design works within the permitted envelope: no slab penetration, services routed in raised floors or bulkheads, joinery sized to fit the service lift, and a delivery plan booked against the building's own calendar. Almost always. Towers require a fit-out NOC covering drawings, contractor trade licence, insurance and a works schedule. We prepare and lodge the pack and track it through to approval.
For cosmetic scopes, yes. Where kitchens, bathrooms or flooring are being replaced, most clients move out for four to six weeks — dust and water isolation make occupancy uncomfortable rather than impossible.
Non-structural partitions can usually be removed with building approval. Structural walls, columns and shear cores cannot be touched, and we confirm which is which at survey using the developer's as-built drawings.
All drilling, cutting and breaking is scheduled inside your building's permitted hours, typically Sunday to Thursday between nine and five, with quiet trades on the remaining hours.
