Designing for Abu Dhabi's split between island stock and old Al Bateen.
Abu Dhabi homes fall into two very different design problems. Island villas on Saadiyat and Yas are recent Aldar handovers — sound, generously proportioned, and delivered with a consultant-controlled external envelope you cannot alter casually. Al Bateen and Khalifa City hold older stock where the layout was drawn for a different way of living: compartmented rooms, a majlis that shares circulation with the family, and services that have not been touched since the 1990s.
Our capital studio designs for both. On the islands we work inside the community consultant's guidelines and detail everything internally instead of fighting the envelope. In Al Bateen and Khalifa City we plan the separation properly — a majlis with its own entry, guest WC and service route that never crosses the family living areas — then re-service the house behind the finishes. Every layout is drawn so it can go straight into an ADM submission if the scope needs one.

Approvals and permits in Abu Dhabi
Internal finishes, joinery and lighting in Abu Dhabi generally proceed without a permit. Moving walls, altering wet areas or increasing electrical load requires an Abu Dhabi Municipality submission, and load changes need ADDC involvement. On Saadiyat and Yas, the community consultant reviews before ADM will look at it. We prepare drawings to their format and lodge the submission ourselves.
