Split contracts are where projects lose their dates.
Turnkey interior fit-out is usually anything but. The designer hands over, a main contractor prices the drawings, joinery goes to a workshop in Al Quoz, MEP goes to a third party, and the owner becomes the coordinator by default. When the ceiling grid clashes with the joinery bulkhead, both parties invoice for the fix. Deliveries arrive with nobody to receive them. Nobody owns the programme, so the date slips a week at a time and the variation orders arrive in a stack at the end.
We hold every trade under one contract. Design, joinery manufacture, MEP first and second fix, gypsum, tiling, painting and commissioning are all ours, sequenced by a single project manager who reports to you weekly with photographs against the programme. Clashes are resolved inside our own coordination meetings, not through invoices. Deliveries land on a plan we control. Because there is no second party to blame, the fixed price stays fixed unless you instruct a change in writing, and the handover date is one we are contractually accountable for.

Every fit-out contract lists brands and model numbers, not generic descriptions. If a specified item goes out of stock we propose an equal-or-better alternative in writing before ordering — never a quiet downgrade on site.

Fit-out is priced per square foot of finished area against a defined specification. The rate is fixed at contract signature after a site survey, and the only additions are changes you instruct in writing.

A mobilisation payment followed by stage payments tied to verified milestones — MEP first fix, joinery installation, finishing — with a final payment on snag-free handover.
We are. Because all trades are under our contract there is no cross-claim; damage is repaired at our cost as part of the programme.
Yes: as-built drawings, warranty certificates, appliance manuals, paint codes, tile references and the maintenance schedule, issued digitally and in print.
Yes, the workmanship warranty runs with the property for its term and transfers to the new owner on request.
