Designing for how Dubai homes are actually handed over.

Almost every Dubai home we design started life as a developer handover: a Dubai Hills or Arabian Ranches villa with a standard white-box specification, an Emaar apartment with a fixed kitchen position, a Palm Jumeirah signature villa with a shell that cannot be touched without Nakheel sign-off. Designing here begins with what the handover fixes and what it leaves open — riser positions, slab depths, façade elements under community control — because a beautiful layout that breaches the fit-out guidelines is a layout you will redraw twice.

Our Dubai studio surveys the property, pulls the developer's fit-out manual, then produces layouts, photoreal 3D visuals and a full material schedule sourced from suppliers in Al Quoz and Dragon Mart within a week's reach. Because our joinery workshop and site teams are Dubai-based, the drawings you sign off get built by the people who sat in the review meeting — not reinterpreted by a subcontractor two months later.

Approvals and permits in Dubai

Interior work in Dubai splits into what needs a permit and what does not. Finishes, joinery and lighting inside the existing envelope usually do not. Moving walls, altering wet-area positions or changing electrical loads does — and it needs both a developer NOC and a Dubai Municipality building modification permit before a hammer moves. We prepare drawings, insurance and contractor documentation, lodge the submission and build the approval window into your programme.
