— 01 / THE BRIEF

Every bathroom that fails, fails at the membrane.

Bathroom renovation in Dubai is judged on tiles and sold on tiles, which is why so many leak within two years. Cheap crews tile directly over an old screed, skip the tanking behind the shower, run silicone instead of forming a proper upstand, and never flood test. The damage shows up in the room below or in a neighbour's ceiling, and by then the tiling has to come out again. Add falls set by eye rather than by laser and a floor waste that ponds, and a new bathroom looks tired within a season.

We rebuild in the correct order and prove each stage. The room is stripped to structure, drainage is checked and re-set with verified falls, a Sika or Fosroc membrane is applied to the floor and up the walls to full shower height, and the room is flood tested for twenty-four hours with photographic records before a single tile is laid. Only then do screeds, tiling, sanitaryware, glass and joinery follow. You receive the test record in your handover file, and a twelve-month workmanship warranty backed by the membrane manufacturer's system warranty.

Membrane before tiling

Full tanking to floor and shower walls, applied by trained applicators.

Documented flood test

Twenty-four hours of standing water, photographed and recorded before tiling.

Laser-set falls

Gradients checked to the waste so the floor drains instead of ponding.

Moisture-rated joinery

Vanities built in-house from moisture-resistant board with sealed edges.

— 04 / SPECIFICATION

Materials and finishes we work with

  • Sika & Fosroc tanking membranes
  • Large-format porcelain and stone-effect tile
  • Duravit & Villeroy & Boch sanitaryware
  • Grohe & Hansgrohe brassware
  • 10mm toughened shower glass
  • Linear stainless channel drains
  • Moisture-resistant vanity carcasses
  • Anti-fog LED mirrors
  • Mapei tile adhesive and grout
  • Silent inline extract fans

We use system-warranted waterproofing rather than mixed products, because manufacturer warranties are void the moment a membrane, primer and tape come from different systems. Test records and product data sheets are handed over with the room.

200+ bathrooms rebuilt with flood-test records

They sent photographs of the flooded shower tray before tiling started. After a leak from a previous contractor's work, that level of proof was exactly what we needed.

Bathroom Renovation questions, answered.

Two to three weeks per bathroom, including three days of waterproofing and flood testing that cannot be rushed without risking the whole room.

It is the only way to prove the membrane and its junctions hold before they are covered. We fill the tray and floor area, mark the level, and photograph it at the start and end.

Yes, and doing so reduces cost because drainage stays where it is. Moving a WC is the most expensive change since it needs the right fall to the soil stack.

Yes, and running them in parallel or in a rolling sequence saves both time and money. We always keep at least one bathroom usable in an occupied home.

We install or upgrade an inline extract fan sized to the room volume, with a run-on timer. Poor extraction, not poor tiling, causes most mould complaints in UAE bathrooms.

Yes, electric mat systems under the tile with a programmable thermostat. It is uncommon here but popular in villas with marble floors.

Fifty per cent on mobilisation to cover materials and sanitaryware, and fifty per cent on snag-free completion.
